The reason the numbers scatter so widely is that "Lake Sherwood" is a stack of sub-associations, and each parcel carries a different bundle of memberships. The parcel decides the price, not the ZIP code. And after Rick Caruso's February 2026 acquisition of the former Sherwood Lake Club, now the Miramar Lake Club, one specific bundle is being quietly revalued in real time.

The reader takeaway is not which number is "right." It is that a single quoted median across such a wide bundle of sub-associations is almost never what you're actually going to pay, and the residual difference is largely explained by membership overlays.
